CONTRACT AND NEGOTIATION
When we’ve found the home that feels right, the paperwork and negotiation begins. We will carefully fill out your offer together, going over all the terms step-by-step. This can take a couple of hours, since the contract offer has many facets. Contract negotiation is not just price alone. Settlement dates, what fixtures and items come with the house, possible rent back by the Seller, various inspections and so much more, all play a part in a successful contract offer. Having your full loan approval at the time of the contract offer is very important but ultimately, there are many parts to piece together in order to reach a ‘meeting of the minds’ of both the Buyer and Seller. We strive to make you feel fully informed and educated during this important time. We encourage you to ask questions and take all the time you need to completely understand the contract offer and any subsequent counter-offers from the Seller.
INSPECTIONS
We know the most qualified companies for inspections! We will be there for you at every inspection and prepare all the paperwork for you!
HOMEOWNER'S ASSOCIATION DOCUMENTS
We make sure these are provided to you in a timely fashion, and any questions are answered and addressed in time for settlement.
APPRAISAL AND LOAN APPROVAL
We communicate with your lender constantly to ensure the loan approval process continues in a timely manner. We follow up to make sure the lender’s appraiser is scheduled quickly and results are submitted in timely fashion. We will meet with you to discuss all available options.
SETTLEMENT
At the final “walk-thru” we ensure all items are present as agreed and the house is in the same condition as when your offer was written. We will negotiate for you any issues found at the walk-thru and make sure the numbers on the settlement sheet match the numbers from your contract offer and the estimate of costs from your lender. We will be at your side while the Settlement Agent explains each one.
